Who Needs an EICR?
For landlords or those letting out properties, it is a legal requirement to have an EICR (Electrical Installation Condition Report) carried out at least every 5 years, or sooner if recommended by the previous report.
For homeowners, it is advised to have an EICR completed every 10 years to ensure your electrical systems remain safe and in good working order.
Commercial properties may require more frequent inspections, depending on the nature of their use and the findings of their most recent EICR.
Additionally, buyers and sellers may be asked by their solicitor or mortgage lender to provide an up-to-date EICR when buying, selling, renewing a lease, or completing a rental agreement.

Electrical Installation Condition Reports (EICR)
The recommended frequency of EICR inspections depends on your property type and how it’s used:
-
Owner-occupied homes: It’s best practice to have an EICR carried out at least every 10 years to keep your electrical installations safe and compliant.
-
Rental properties: By law, landlords must ensure an EICR is completed at least every 5 years, or sooner if your last report recommends it.
-
Commercial premises: Inspections may be required more frequently, depending on the nature of the business and the condition of your existing installations.
Our qualified electricians are on hand to advise and carry out thorough inspections, keeping your property safe and up to standard.
How long is an EICR valid for?
An EICR is typically valid for 5 years. However, its exact duration depends on the findings of the inspection and the engineer’s recommendations. If the report highlights issues that require more frequent monitoring, an earlier re-inspection may be advised.
Do I need an Electrical Safety Certificate when selling my home?
There is currently no legal requirement to provide an EICR when buying or selling a property.
However, an EICR may be requested for various reasons, such as during a property sale, lease renewal, or rental agreement, often at the request of your solicitor.
Building surveyors may also recommend obtaining an up-to-date EICR in their Building Survey or HomeBuyer Report if they identify concerns about the electrical system.
Additionally, an increasing number of insurance providers now require a valid EICR for the insurance policy to remain valid.
